Custom Homes floor plans, considering room sizes

Custom home design begins with knowing the overall size of a home. Then room areas such as the kitchen, living room, and master bedroom. For resale value today,  a three bedroom two bath home is very sought after. To maximize the square footage of a home consider adding a daylight basement. Basement square footage is some of the least expensive living space you can add to a home. The walk out basement also makes the living area downstairs more usable, less prone to mold and dampness, and more inviting if there is an outside door. Painting basement rooms light colors and adding good quality flooring, carpet, and even a wood burner can transform the dungeon into a game room or den.

When designing a floor plan consider measuring rooms of your existing home. A 10×10 bedroom may be fine for a child, but it is not nearly big enough for a master suite. Even just adding a foot or two or even six inches, can make a big different. Don’t fall into the trap of using up valuable square footage with hallways. Keep them to a minimum as much as possible. I like a hallway, but careful planning can add that valuable space to a bedroom in your custom home.
